Listing Your Home - step by step
The entire process of listing and selling of your home.
- My very first visit. I will come to your home and have you show me all of the features that I
will be showing off to potential buyers.
This will do two things: A. Help me gather information for my Comparative Market Analysis,
which helps me suggest a fair market value of your home,
B. I will give you a package to help you understand the entire process of listing and selling
your home with me.
- The second visit. This is when I present to you the Comparative Market Analysis. I like to do
this in two steps as I think it helps me be better informed on the value of your home because it
gives me time to properly prepare. I can easily tell you what other homes are listed for, but
until I see yours and then compare it to your competition, I don’t think that I have fully done
what research is necessary.
- My marketing plan. I think that you need to have a custom tailored marketing plan for YOU.
I don’t think that every property is the same so neither is the marketing plan. I will go over many
different options with you and let you decide what you would like me to do to market your property.
- W.W.A.R.A will be in the package I give you. It is a
pamphlet provided by the British Columbia Real Estate Association, which explains to you what should
be expected of me and will help you understand some situations that may occur with selling and/or
buying a home. We ask you to read and sign this.
- The Multiple Listing Contact. There will be a copy of the Multiple Listing Contract in the package I give you as well. You may want to read it and familiarize yourself with it. I will go over this contact with you
step by step when it comes time to sign the paperwork give me a set of keys and put the FOR SALE
sign out front!
- Property Disclosure Statement. This is a list of disclosure that you must fill out to the best
of your knowledge about your property. You should initial in the boxes on the top of the first page,
also in the boxes down the side of the page to indicate your answers to the questions and sign the
bottom of the last page. There are two types of Property Disclosure Statements, one for residential
homes and one for Strata properties. This will help the buyer know more about your property when
thinking of purchasing it.
- FOR SALE. Now people are going to want to see your home. I have given you a list of suggestions
to help you prepare. It is just a guideline. You are in the drivers seat and are in control. We
will discuss what you can do to help get top dollar for your home.
- Showings. I usually like to suggest that the home is free of people and even sometimes pets.
This will help buyers concentrate on the home and all of its features rather then talking to people
or even being afraid to speak freely to their Realtor. There are many different circumstances on the
other hand. It may be difficult to always be “out” for a showing so if you are going to be home or
let people in to see your home, try not to give too much personal or financial information as they
really don’t need to know this about you or your opinions on how to decorate.
I may not be present at all showings. This is very common. Other Realtors will want to show your home and this is also very common. I will phone
you to confirm that the time and day that the other Realtor or myself would like to show your listing is convenient for you.
- The Offer. When an offer on your property is made I will contact you immediately to let you
know. I will most likely want to meet with you and discuss the price and terms of the offer. I
will tell you of all offers whether they are considered to be “good” or “bad”. I will negotiate
according to your instructions. The price is only one part of this offer. The other part is the
subject conditions. Subject conditions very from property to property. The standard subjects are
usually financing, inspection, title search and an approval of the Property Disclosure Statement.
With strata properties the subjects will be slightly different and a bit more extensive.
- SOLD! After the offer is accepted we will have a short period of time to wait for the buyer to remove their subjects. Once this is done your home is SOLD!
